Location and accessibility
The property is located right next to the Veluwe National Park, which is Hollands biggest and most popular forest. By car, you are 1 minute away from the towns of Velp and Rozendaal with all their amenities, bars & restaurants. Rozendaal is one of the most desired places to live in the country.
Not only is the property located in a preserved nature area, but also near a big and lively city. Arnhem is only 5 km away and the city is known for its rich history, central position, and greenery.

Main Building

First floor
- Studios: The first floor consists of four spacious residential studios. Each accommodation unit has a living room and a sanitary room with a toilet and shower. The partition walls are made of masonry and the windows provide lots of daylight. From the studios you also have view on both the indoor as well as the stables.
Outdoors
Outside you will find facilities like a walker (Freimatic) and a lunge circle. The outdoor arena (approximately 65 x 50) is equipped with drainage and a sprinkler system. The soil of the outdoor arena is the same as the same as the one in the indoor arena. The property also consists of 10 fields.
The house
The detached house is well-equipped for modern standard living, while retaining numerous farm-typical features. The ground floor consists of a living room, dining room, bathroom, and hall-way, as well as a spacious kitchen with high-quality built-in appliances. On the first floor there is a spacious bedroom, luxury sanitary facilities and a dressing room (walk-in closet). The basement is furnished with a utility room, two bedrooms with bathroom (private showers) and spacious room that’s currently being used for entertainment-purposes. The bedrooms in the basement have recently been modernized. The house has insulation and underfloor heating. The house is finished to a very high standard.
Buildings
All buildings and structures on the property are built of high-quality materials and easy to maintain.
Steel is used for the main structure. Many steel frames have been included in the facades, fitted with clamping shutters. The roof is insulated. The sloping roof surfaces are covered with ceramic roof tiles. The flat roofs are covered with plastic roofing on a hollow-core concrete floor.
Options
There is a building permit to add extra living spaces. The architect already drew a plan that can be viewed if interested. In the sketches that are available, the assigned area would be transformed into an extension of the apartment area, adding 5 extra studios.
